Searching and buying a property in France

In the early stage of your search it is exiting to browse the web for charming stone houses on the Côte d'Azur or visit the first properties while on holidays. But soon you will realise: the market is full, your search area probably way too big, the budget unclear and it is difficult to communicate with french agents. You will also learn that adresses are most often not shared and if you are unlucky your "dreamhome" for which took a flight to visit, turns out to be next to a busy road.


The good news is: we can do the search for you!


No extra costs for you as buyer

In France the agency fee (most common is 6% TTC of the asking price) is already included in the asking price of the ad (if not mentioned otherwise). When you sign an exclusive search mandate with us, we will share this commission with the agent that represents the seller - there are no extra costs for you. And another advantage is:


We can show you ANY property in the region!

We do have a number of properties for sale directly but unlike a traditional agent, we are not restricted to the properties on our books and we search the entire market for our clients.  We work with all of the local agents, developers and many private owners so that we can cover the whole property market in all areas, including off-market properties.

How do we start the search together?


After discussing your search criteria and budget we can sign the exclusive search mandate digitally.  We will then present you regularly with properties that match your search. You are also welcome to send us links to ads you have found  (easiest by whatsapp) and we will find out more about the properties and contact the other agencies.


The property tour

After a while we narrow down the list to your favorites and arrange a tour together with multiple local agencies. On a property tour we can visit 2-5 properties a day, depending on your schedule, location and driving times.


Because we put a lot of work into the preparation, those kind of tours with our clients are very efficient and we have a high rate of success. It is also a great way to really get to know the area.

The exclusive search mandate


The exclusive search mandate is a short contract (we can provide it french/english) between you as a buyer and us as agent. It describes very brief your search and budget and gives us the mandate to search on your behalf. It protects our claim on the commission - not more and not less.


What does exclusive mean?

It means your search will from now on be exclusively executed by us, you will not contact other agencies anymore directly.  Important: you will pay us the commission only in case of success, if you stopp your search or do not buy a house for any reason - there is no commission due. However if you do buy a property it has to be through us.


How long am I bound by it?

Let us earn your trust first, let's get to know each other. We can work with flexible terms: our standard contract is valid for one month and it is always tacitly extended by a further month if it is not terminated. There is no notice period. If you don't want to work with us anymore, you are free to terminate the contract at any time - but to be honest, that has never happened.

The buying procedure in France


Even if you find your dream home within two days, it will take several month before you will be the new owner.  These are the steps:


  • visit of the property
  • review of all documents
  • if needed: obtaining a loan confirmation from your bank
  • verbal offer and price negotiations
  • written offer
  • as soon as the offer is accepted by the seller, the property is reserved
  • first notarial signature: pre-contract (promesse de vente/compromis de vente)
  • payment of the deposit to the notary's escrow account (10%)
  • cooling-off period
  • time period for all notarial entries and compliance with deadlines, e.g. the municipality's right of first refusal (depending on municipality)
  • payment of the purchase price including associated costs to the notary's escrow account
  • visit of the property one day before the signature
  • second notarial signature: final purchase agreement (acte de vente) and handing over of the keys: you are now the proud owner of a property in France!
